Mall History and Growth
The Fashion Centre at Pentagon City was planned in 1976. It was built by Melvin Simon & Associates and Rose Associates. The mall first opened its doors in the fall of 1989.
Early Days of the Mall
When it first opened, the mall had 860,000 square feet of space. It was built on 25 acres of land. The main stores were Macy's and Nordstrom. There were also about 150 other stores. The mall had a large parking garage for over 4,500 cars. The office tower opened shortly after the mall. The hotel connected to the mall opened the next year.
Mall Design and Changes
Inside, the mall had a bright white look. It also had skylights that let in natural light. These skylit areas stretched out in two directions from the center. A movie theater called Loews Pentagon City 6 was once in the mall. It closed on January 1, 2003. A clothing store took its place.
Recent Expansions
In 2013, the county approved plans to make the mall bigger. This included adding new stores that faced Hayes Street. The expansion was finished in 2016. By 2018, the mall had grown to about 1.05 million square feet of space.
Impact of the Pandemic
During the 2020 COVID-19 pandemic, many businesses faced challenges. Some restaurants and stores in the mall had to close.
Who Owns the Mall?
The Fashion Centre at Pentagon City has had different owners over the years.
Changing Ownership
In 1990, Melvin Simon & Associates sold half of its share in the mall. They sold it to a company called Lehndorff Group. In 1991, they sold another part of their share. They kept a quarter of the ownership and continued to manage the mall.
Current Owners
Today, Simon Property Group owns a large part of the mall. They are the company that took over Melvin Simon & Associates' shopping mall business. As of 2019, Simon Property Group owned 42.5% of the mall. The Ritz-Carlton hotel connected to the mall is owned by a different company, Xenia Hotels & Resorts.
