History of the Land
Ponderosa Pines was once a very large ranch, covering about 13,000 acres. In 1972, a real estate company from Hawaii began selling off parts of this ranch. They divided the land into smaller pieces, mostly 10-acre or 20-acre plots.
Some of these plots had challenges for building. For example, some areas did not have access to water, sewer systems, or electricity. Also, some of the land was very steep, making it difficult or impossible to build houses there.
