The Northern Natural Gas Building is a tall building in Downtown Omaha, Nebraska, United States. It's also known as the 2223 Dodge Street Building. This 19-story skyscraper stands about 260 feet (79 meters) tall. It's one of the tallest buildings in Omaha, ranking 7th. Today, it's an apartment complex called The Highline. This historic building is listed on the National Register of Historic Places, which means it's an important part of American history.

Building History: From Gas to Homes

The Northern Natural Gas Company first built this impressive building. They started with a six-story tower in the early 1950s. A few years later, in the late 1950s, they added 16 more stories. This made it a 19-story building. It has over 259,000 square feet of space. The building sits on a large property of about 3.77 acres. It also has two heated parking garages and extra parking lots.

Changes in Ownership and Purpose

In 1985, Northern Natural Gas's parent company, InterNorth Inc., bought another company. This led to the creation of a new company called Enron Corp. For a short time, Enron's main office was in Omaha. The next year, Enron moved its headquarters to Houston, Texas. This meant they put 19 office buildings in Omaha up for sale.

The Northern Natural Gas Building continued to be a regional office for Enron's gas division until 1988. That year, Enron sold the building for $11.52 million. It was bought by an investment group led by Michael Cutler.

Modern Updates and New Tenants

Under Michael Cutler's ownership, the building got a huge makeover. It was updated with many modern features. This turned it into a top office and technology center in Omaha. Cutler owned the building for 12 years. He sold it in 2001. At that time, it was Omaha's third-tallest office building. It was always fully rented out because of its big windows and great views.

Over the years, many important businesses had offices here. One major tenant was First National Bank of Omaha. This bank is currently the largest privately owned bank in the United States. Its credit card and processing divisions were in the building. They stayed there until the new First National Bank Tower opened in 2002. The building was known for its advanced technology and fiber optic communication.
