The Dominick, once known as the Trump SoHo, is a tall building in New York City. It cost about $450 million to build. This 46-story building has 391 units and is located at 246 Spring Street in the Hudson Square area of Manhattan. It was first announced in 2006, finished in 2008, and got its new name, The Dominick, in 2017.

The area where the building stands is mainly for factories and businesses. This means people can't live there permanently. So, the building was designed as a "hotel condominium." This means people can own units, but they can't stay in them for more than 29 days in any 36-day period, or more than 120 days a year. When the owner isn't there, the unit can be rented out like a regular hotel room. The building's design was created by Handel Architects, and the inside was designed by David Rockwell of the Rockwell Group.

The project was a team effort between Donald Trump's The Trump Organization, the Bayrock Group, and Tamir Sapir. Donald Trump did not put his own money into the project. The hotel is also part of the Preferred Hotels & Resorts’ Legend Collection.

Cool Features of The Dominick

The people who built The Dominick wanted it to add to the neighborhood and the city's skyline. However, some people felt it looked out of place. Besides the private rooms, the hotel has public areas. These include the Spring & Varick restaurant and Mr. Jones, which is a cocktail lounge. There is also a business center with rooms for meetings and conferences.

The hotel has an outdoor swimming pool deck that is open during certain seasons. On the same level, you can find The Spa at Dominick, which is about 11,000 square feet (1,000 m2) big. There are also fitness facilities and a seasonal bar called Bar d’Eau.

The outside walls of each room are made of special double-sided mirrors. This gives guests amazing views of the city. The rooms are also uniquely furnished by Fendi Casa. The 46th floor has an event space called "SoHi," which offers great views of the New York skyline.

Building History

Early Plans and Partnerships

The plans for this building were first shown on Donald Trump's TV show, The Apprentice. The winner of Season 5, Sean Yazbeck, chose this project in 2006.

Business partners on the project included Felix Sater and Tevfik Arif, who ran the Bayrock Group. Donald Trump's deal with them allowed him to license his name for the building.

Construction Challenges

Work on the building started in November 2006, even though the city didn't give full approval until May 2007. Some groups, like the Greenwich Village Society for Historic Preservation, were against the project. They thought the building was too big and didn't fit the neighborhood.

Construction was paused in December 2006 when workers found human bones. Experts found that these were from 19th-century burial vaults. These vaults were once part of the Spring Street Presbyterian Church, which stood on the site until 1966.

In January 2008, an accident happened during concrete pouring, and one worker died. Work on the upper floors was stopped for a while. Investigators found that some of the building materials did not meet safety standards.

The building's funding also faced some problems. Lenders had to change their agreements with the developers.

Lawsuit and Name Change

In 2011, a group of buyers, including French soccer player Olivier Dacourt, filed a lawsuit. They claimed they were given incorrect information about how many apartments had been sold. The lawsuit continued for some time.

In 2015, the case was settled. The buyers got back most of their down payments and their legal fees. This was seen as a big win for the buyers. This case also changed how some real estate deals were handled, making developers more careful about sharing sales information.

Because of Donald Trump's presidential campaign in 2016, some properties with his name on them in New York City saw fewer customers. In May 2017, it was reported that business at the Trump SoHo had slowed down. The hotel even planned to reduce its staff. This led to speculation that the Trump name might be causing the decline.

In November 2017, the Trump Organization announced that it would no longer be connected with the Trump SoHo by the end of the year. The building was officially renamed The Dominick on December 21, 2017.
