Building History
Planning the Tower
Back in 2005, the city of San Francisco made a plan for the Rincon Hill area. This plan allowed for new buildings. On the land where 399 Fremont Street now stands, they could build either two smaller towers or one very tall one.
In 2006, the city approved plans for a 400-foot-tall apartment building. A company called Fifield Realty Corp. was the first developer for this project.
Early Designs and Names
The first design for the building was made by Richard Keating Architecture. It was planned to have 432 apartments. There would also be four levels of underground parking for cars.
Fifield Realty Corp. first called the project The Californian on Rincon Hill. But by 2007, they were looking to sell the project. The old buildings on the site were taken down in February 2008. In 2009, Fifield changed the project's name to Echelon on Rincon Hill.
Changes and New Owners
The project didn't start building right away. The city gave extensions, allowing more time to begin construction. During this time, the number of allowed apartments increased to 452. However, the number of parking spaces was reduced.
In 2012, two new companies, OliverMcMillan and UDR, bought the project from Fifield. The building's design was updated by a new architect, Solomon Cordwell Buenz. In 2013, UDR became the main owner of the project. The land itself cost about US$52.2 million.
Construction Begins
In December 2013, UDR teamed up with another company, MetLife. Together, they decided to build the US$317 million project. UDR owned 51 percent, and MetLife owned 49 percent.
Building permits were given in June 2013. Construction officially started in January 2014. The main construction company, Swinerton, worked hard to build it. The building was finished in April 2016.
Today, 399 Fremont is a fancy apartment community. It is owned and managed by UDR. Residents can enjoy a fitness center, a swimming pool, and a media lounge.
