Carlton Landing is a special town in Pittsburg County, Oklahoma, United States. It's known as a "master-planned resort town," which means it was carefully designed from the start. A real estate developer named Grant Humphreys created it. The town officially started on October 21, 2013. In 2020, about 94 people lived there.

Exploring Carlton Landing's Location
Carlton Landing is right next to Lake Eufaula. This lake is a large reservoir built on the Canadian River.
The town is quite small. It covers about 0.25 square kilometres (0.097 sq mi) (or 0.098 square miles (0.25 km2)). All of this area is land.
How Carlton Landing Began
Carlton Landing was the idea of Grant Humphreys. He is a real estate developer. Grant was inspired by a place called Seaside, Florida. Seaside is one of the first communities designed using "New Urbanism" ideas. This means it focuses on walkable neighborhoods and shared public spaces.
Grant's family had vacationed at Lake Eufaula since 1971. He thought this area would be perfect for a similar community. In 2007, his company, The Humphreys Company, started buying land near the lake. Within a year, they had bought about 1,600 acres (650 ha).
Over the next two years, Grant worked with experts. These included urban planners, architects, and engineers. They designed a town where people could easily walk everywhere. The final design was created by architect Andres Duany.
What the Design Included
The plans for Carlton Landing featured:
- Walking paths for easy movement.
- Shared public areas where people could gather.
- Homes with large front porches.
- A 200-acre (81 ha) nature preserve with walking trails.
- A 600-acre (240 ha) area set aside for organic farming.
Building the Town
Work on the land and basic services began in 2010. Building homes started in 2011. Grant and his family were the first residents. They moved to Carlton Landing in 2012. By November 2019, the community had grown to 200 homes. It also had its own charter school and an organic farm.
Water System Improvements
In June 2019, the town's water system faced a challenge. It needed to improve how it handled wastewater. The Oklahoma Department of Environmental Quality asked the town to make changes. Grant Humphreys promised that the town would build a new, larger water treatment plant. This new plant would be able to handle much more water each day.
