One Beale is a huge building project planned for Memphis, Tennessee. It's located right by the Mississippi River in downtown Memphis, at the corner of Beale Street and Riverside. This big project will cost about $400 million. It will have fancy apartments, a Hyatt hotel, and places for restaurants and events. The development covers 5.5 acres, stretching from Beale Street to Pontotoc Avenue, and along Front Street to the Mississippi River. By late 2020, parts of One Beale were already being built, costing $200 million, with more plans for another $200 million.

Building History: One Beale's Journey
Early Plans and Changes
Back in December 2005, a developer named Gene Carlisle first suggested building something big at Beale Street and Riverside Drive in Downtown Memphis. The first idea for One Beale was a $150 million project. It included a 27-story building that would be about 313 feet tall. This tower was planned to have 168 hotel rooms and 159 apartments. It also had space for offices. The company Hnedak Bobo Group, Inc was the architect for this design.
In August 2006, Gene Carlisle changed his plans. He suggested building two towers instead of one. The tower to the north was going to be 30 stories tall, reaching about 436 feet. This would have made it the tallest building in Memphis at the time! The tower to the south was planned to be 27 stories tall. Together, these towers would have about 250 hotel rooms and 150 apartments. They would also include space for offices, shops, and meeting areas.
Getting Approval and Facing Challenges
On September 15, 2006, the Land Use Control Board of Memphis gave its full approval for the two-tower plan. However, some people living in other buildings nearby were not happy. They worried that the new towers would block their beautiful views of the Mississippi River. Gene Carlisle responded by saying he was sure the project would be a good neighbor. He believed it would even make the property values in the area go up.
A month later, on October 18, 2006, the Memphis City Council also approved the building plans. After this, the One Beale project paused for a long time because of tough economic conditions. But in June 2014, the project was brought back to life!
In December 2015, Carlisle Corp. thought about adding a third tower. This tower would have office space. This idea changed again in April 2016. The plan for a hotel tower was removed to make space for an even bigger office tower.
New Development: What's Being Built Now
After many years of changes and delays, construction for One Beale officially began on August 20, 2019. This new plan aims to bring the lively energy of Beale Street all the way to the Mississippi River.
Chance Carlisle, who is leading the One Beale project, shared new drawings and updates. He talked about the plans for apartments, restaurants, and when everything would be finished.
Phase 1: The Landing Apartments
- This phase includes 232 apartments called The Landing.
- It also has 16,000 square feet of office space.
- There will be 7,000 square feet for restaurants and shops.
- The first 100 apartments opened in December 2020. These apartments will eventually surround a parking garage.
Phase 2: Hyatt Centric Hotel
- This phase features the Hyatt Centric, an eight-story hotel with 227 rooms.
- It is being built at Beale and Front streets.
- It was planned to open in March 2021.
- Phase 2 also includes 11,000 square feet of meeting space. This space is located in two old, historic buildings nearby called the Ellis Machine Shop buildings.
Phase 3: Caption by Hyatt and Restaurants
- This phase includes a smaller, stylish 10-story hotel called Caption by Hyatt.
- It will have 136 rooms.
- Construction was expected to start in December and finish by mid-2022.
- Phase 3 also brings two new restaurants. One is a fancy restaurant called Amelia Gene’s. It will be in the Ellis & Sons Machine Shop building. The other is Charlotte’s Sweet Shop & Speakeasy, located in the Ellis & Sons Pattern Building.
Phase 4: Grand Hyatt Hotel
- This phase was first planned as an office tower.
- Now, it will be a large Grand Hyatt hotel with 350 rooms.
- It will also have 43,000 square feet of meeting space.
- Construction was expected to start in October 2022 and finish by early 2024.
The original plan for this phase included an office tower with 150 hotel rooms and 240 apartments. These plans were put on hold in March 2020 due to the COVID-19 pandemic. The idea for a much larger hotel came about when the president of the Downtown Memphis Commission suggested it. Chance Carlisle agreed that a big hotel would be good for both his company and the city. He wants to help make sure the city's convention center has enough hotel rooms for big events.
The Grand Hyatt hotel will offer a block of discounted rooms to the newly updated Renasant Convention Center. The Hyatt Centric hotel from Phase 2 will also be part of this room-block agreement.
