3 Hardman Street is a tall building with 16 floors. It is located in Spinningfields, a modern business area in Manchester, England. The building stands 75 metres (about 246 feet) high. It is one of the tallest buildings in Spinningfields. It is also among the ten tallest buildings in all of Manchester.

About the Building

3 Hardman Street was designed by a group of architects called Sheppard Robson. It was part of a big project by Allied London to make Spinningfields a major business hub. The goal was to create a special place for financial and professional companies in Manchester.

The building was finished in February 2009. It was the largest office building built without a main tenant already signed up. This is called a "speculative development." Even so, 80% of the building was rented out before it was even finished!

The building has a "BREEAM" rating of excellent. This means it was built in a way that is good for the environment. It has 16 floors above ground. One of these floors is used for building equipment, like air conditioning. There are also two levels underground. These levels have space for 250 cars to park.

In 2010, Allied London sold the building for a lot of money. It was bought by a company called Glenn Arrow UK Property. This company is owned by Ærium, which is based in Luxembourg. Even though it was sold, Allied London still helps manage the building.
