535 Mission Street is a tall office building, also known as a skyscraper, located in the South of Market area of San Francisco, California. It opened in November 2014. This building has 27 floors and stands about 378 feet (115 meters) tall. It is right next to the Transbay Transit Center and is on the same block as other buildings like 100 First Plaza and 555 Mission Street.

Building History: From Idea to Reality

This building has an interesting history, with many changes before it was finally built.

Early Plans and Changes

Back in 1984, a group wanted to build a 23-story office building here. The plan was approved in 1986, but the builders decided not to go ahead with it.

Then, in 1999, a new company suggested building a 22-story building. This plan was approved in 2000. However, after the "dot-com crash" (when many internet companies struggled), another company took over. They tore down the old buildings on the site and made a temporary parking lot, waiting for the economy to get better.

Switching Plans: Homes or Offices?

Since the office market was slow, the land was sold in 2003. The new owners thought about building apartments instead of offices. In 2005, they got approval for a 35-story building with up to 273 homes.

But by 2006, the housing market was getting too expensive. So, the land was sold again to a company called Beacon Capital Partners. They decided to change the plans back to building offices.

Construction and Opening

Beacon Capital Partners started building 535 Mission Street in the summer of 2008. They began by putting in the foundation. However, in October 2008, a big financial crisis hit, and construction had to stop.

The building site sat empty for four years. Then, in 2013, a company called Boston Properties bought the site and restarted construction. The building was finished in January 2014, and it officially opened in November 2014.

The building was designed to be very energy-efficient, aiming for a special award called LEED Gold status. When it opened, a real estate website company called Trulia moved into about one-third of the office space.

What People Think of the Building

An architecture critic named John King said that 535 Mission Street "isn’t a masterpiece." But he liked its simple and elegant design. He praised its "unusual but understated form" and its "sleek glass skin," which can look like a single blue or silver pane, especially around sunrise or sunset.
