One Franklin Square is a tall building located at 1301 K Street NW in Washington, D.C., United States. It is known for being one of the tallest commercial buildings in the city.
About One Franklin Square
This building is 210 ft (64 m) tall and has 12 floors above ground. It was finished in 1990. One Franklin Square is the tallest building used for businesses and the fifth-tallest building overall in Washington, D.C. It takes up almost the entire north side of the block across from Franklin Square.
The main part of the building is 130 feet (40 m) tall. This height follows the city's rules for how tall buildings can be. However, two special hexagonal (six-sided) towers rise another 90 feet (27 m) higher. These towers have gold tips, making them stand out. When the building was new, a critic said it was very easy to see from many places in Washington.
Building One Franklin Square also involved a big project. The historic Almas Temple, which was next to the building, had to be taken down, rebuilt, and restored. This helped preserve its history while the new building went up. The company Hines Interests owns and manages the building. It was designed by Hartman-Cox Architects and The Dewberry Companies.
Who Works at One Franklin Square?
When One Franklin Square first opened in 1991, a major company called IBM was the main tenant. A tenant is a person or company that rents space in a building.
Later, in 2015, The Washington Post newspaper moved its main office here. The Washington Post is a very famous newspaper. They rented a large amount of space, about 242,000 square feet (22,500 m2), across several floors. This lease agreement was for 16 years.
The building's owner, Hines, made many changes to the inside of the building for the Washington Post. Most of the space was made into open areas, not private offices. Walls were removed on some floors to connect them. This created two huge floors, each about 60,000-square-foot (5,600 m2), where 700 news reporters and software engineers could work together.
The changes also included building four special areas for live television filming. A new staircase was added between the seventh and eighth floors in each tower. There is also a two-story auditorium on the fourth floor for meetings and events. Hines also changed the outside of the building on the south side. This gave Post workers floor-to-ceiling windows, offering great views. You can now see a large The Washington Post logo displayed on the west tower of the building.
