Sunny Hills is a small community in Washington County, Florida. It's not a city with its own government. Instead, it's an unincorporated community. You can find it along State Road 77. It is roughly halfway between the towns of Chipley and Panama City. Sunny Hills is also home to the Sunny Hills Golf and Country Club.
What is an Unincorporated Community?
An unincorporated community is a place where people live, but it doesn't have its own city government. Instead, it's usually managed by the county it's in. This means services like roads and police might be handled by the county.
The Big Plan for Sunny Hills
Sunny Hills was bought by a company called the Deltona Corporation. This company is known for building "planned cities." A planned city is like a city designed from scratch before many people move there.
The idea for Sunny Hills started in the late 1960s. The company hoped that about 60,000 people would eventually live there. They built many miles of roads to prepare for all these new homes.
Why the Plan Didn't Quite Work
Even though there was some early interest, the big plan for Sunny Hills didn't fully happen. Most of the land, which was about 25,000 acres, was never built on.
Today, Sunny Hills looks very different from what was planned. The Washington County Chamber of Commerce has looked at the numbers. They found only 619 homes spread out over 220 miles of streets. This means that most of the streets built for the planned city still have no houses on them.
