Building History: How The Martin Was Built
In September 2004, plans were approved for a new 35-story building. This building would be 500 feet tall and join the Panorama Towers complex. At that time, the developers, Andrew Sasson and Laurence Hallier, planned for this new tower to have 250 apartments. This was a bit fewer than the other two towers, which had 350 apartments each. Construction for the second tower was set to start in January 2005. The third tower, which became The Martin, was planned to begin six months later.
Starting Construction: The Groundbreaking Event
A special ceremony was held on April 21, 2006, to mark the start of building the third tower. This event is called a groundbreaking ceremony. Many famous people attended, including Pamela Anderson, Steve Wynn, Ryan Seacrest, and Mickey Rourke. The main company in charge of building the tower was Taylor International. The tower was built north of Harmon Avenue, next to the first two Panorama Towers.
Early Challenges: Sales and Ownership Changes
Panorama Tower North opened its doors in 2008. It had 45 floors and 372 apartments. However, after it opened, it was difficult to sell the apartments. Many of them ended up in a situation called foreclosure. This means the owners couldn't pay their loans, and the bank took back the property. In November 2008, the company that lent money for the building took over the property. By 2009, this company, iStar, fully owned the building.
A New Beginning: Renaming and Renovation
In January 2011, Panorama North was given a new name: The Martin. This was part of a plan to help sell more apartments. The building was named after the famous singer and actor Dean Martin. A big renovation project was planned to start in mid-September 2011.
The improvements cost $3 million. They included a new look for the lobby, which now has a library. The pool area also got new lounges. The outside areas were updated with new plants and landscaping. Inside, new old-style furniture and decorations were added. The building also started offering new services for residents. These included a concierge (someone to help with requests), car service, a free breakfast, and room cleaning. All these renovations were finished by March 2012. After the makeover, apartment sales went up a lot, especially in 2012 and 2013.
