45 Broad Street is a very tall building planned for Manhattan, New York City. It will have 68 floors and be about 1,115-foot (340-meter) high. This building is meant for people to live in. It is located in the Financial District, which is a busy area in Lower Manhattan. When finished, it will be the tallest residential building in that part of the city. Work on the building's foundation started in 2017. However, as of 2020, construction has stopped for now.

Building History
Early Plans for the Site
In 2006, a company called Swig Equities bought the land at 45 Broad Street. They also bought a nearby building. Swig wanted to tear down the old building at 45 Broad Street. They planned to build a new, taller building there.
The company wanted to build a Nobu Hotel on the site. Famous actor Robert De Niro supported this idea. The hotel was going to be 62 stories tall. It would have had a retail area, 128 hotel rooms, and 77 fancy apartments. The Nobu Hotel was planned to be finished by 2010.
However, in 2009, Swig Equities had financial problems. They could not pay back a large loan. Because of this, another company took over the property in 2012.
In 2014, the land was put up for sale again. Madison Equities bought the land in October of that year. Another company, AMS Acquisitions, also invested in the project. The building is being constructed by Pizzarotti-IBC.
Construction Updates
In January 2016, some early pictures of the new building plans were shared. A person from Pizzarotti-IBC confirmed that the new building would be a very tall residential skyscraper. It would be for people looking for homes that were not super expensive. More detailed pictures were published in February 2016.
Some people in the New York real estate world were worried about the project. They thought it might be hard for Madison Equities to get enough money. This was partly because the site is very close to the New York Stock Exchange Building. This area has very high security. However, the apartments in the building are expected to cost between $1 million and $4 million. This price range attracted more investors, including a large Chinese developer called Gemdale.
Work on the building's foundation began in April 2017. At that time, the building's height was planned to be 1,115 feet (340 m). Digging for the foundation started in May 2018. The building plans were approved in December 2019. But in January 2020, construction was put on hold. The developers announced that the building would be made 80 feet (24 m) shorter. This change was needed to meet rules from the Federal Aviation Administration.
Building Features
The 45 Broad Street building will have different uses. It will have 245 homes for people to live in. There will also be a five-story area for shops and businesses. This area will have 62,000 square feet (5,800 m2) for stores. Another 93,900 square feet (8,720 m2) will be used for a school.
The building will also have many cool features for residents. These include a fitness center with a swimming pool. There will also be an outdoor garden and several lounge areas. The building's design includes open spaces on the 27th and 43rd floors. These floors will have very tall ceilings and outdoor terrace areas.
Building Design
The building is being designed by CetraRuddy. This company also designed another famous building called One Madison. Pizzarotti LLC is building it. The building will have a special look with bronze-colored metal on the outside. Its unique top part will make it one of the first buildings in New York City to have a "neo-Art Deco" style. This means it looks like a modern version of the Art Deco style from the 1920s and 30s.
Subway Elevators
In July 2016, a plan was approved to build two new subway elevators. These elevators will be outside the building's entrance. They will be for public use. They will connect to the Broad Street subway station. This station is part of the New York City Subway's J and Z train line.
The design of these elevators is being managed by Urbahn Architects. The plan is for one elevator for each subway platform. They will be located at the corners of Broad Street and Exchange Place. The New York City Council approved building these elevators in July 2018. The developers were given extra building space in exchange for building the elevators. However, some people living and working nearby were against the glass and metal elevators. They were worried about security risks.
