100 St Georges Terrace is a tall building, also known as a skyscraper, in Perth, Western Australia. It has 24 floors above the ground.
This building is used for two main things: shops and offices. The shopping area is called enex perth. It has three floors with many shops and places to eat. These floors connect St Georges Terrace and the Hay Street Mall. The office part of the building is 103 meters (338 feet) high. This project was one of the first office buildings in Perth to get a high rating for being environmentally friendly.

History of the Building Site
The land where 100 St Georges Terrace now stands has a long history. Many buildings were there before.
Early Buildings on St Georges Terrace
In 1885, a bank called the Union Bank of Australia opened a branch here. Later, in 1927, the seven-story New Zealand Insurance Company building was built. Airways House, a six-story building, followed in 1933. The Union Bank became ANZ Bank. In 1963, the old ANZ Bank building was taken down. A new, taller 14-story ANZ Bank building was built in its place. The Premier David Brand opened it in 1965. This area also had the National Mutual Arcade.
Buildings on Hay Street
On the Hay Street side, there was a large department store called Sandovers. Its first building burned down in 1907. A new building was built, and Sandovers stayed there until it closed. The front of this old Sandovers building is still there today.
Changes in the Late 1900s
The ANZ Bank Building was taken down in the late 1980s. The National Mutual Arcade was also removed in 1991. The plan was to build a big shopping area and a 39-story office tower. But because the economy was not doing well, these plans did not happen. Instead, the St Georges Terrace part of the site became a park. A Toys "R" Us store was built on the northern half.
How the Building Was Developed
New Plans for the Site
In 2001, a company called Caversham Properties planned to build an office tower here. In 2002, they showed plans for a 27-story tower called Century City. It would cost A$120 million and include a large shopping center and a movie theater. But they couldn't find enough big companies to rent space, so their plans stopped.
Later, in 2003, another company called Pivot Group took over the plans. They bought the land in 2004 for A$30 million. Pivot Group worked with the Industry Superannuation Property Trust (ISPT) to build the new project. ISPT also owned the nearby Forrest Chase shopping center. When the building was finished, ISPT would own it completely.
The City of Perth approved the building plans in April 2004. This project was going to be the biggest new shopping area in Perth's city center since Forrest Chase was built in 1989. Construction was expected to start in early 2005. The finished building was expected to be worth A$140 million.
The plans included an underground car park and a loading area for 22 trucks. This loading area would be used by shops in the new center and other shops on Hay Street Mall. The City of Perth had wanted such a loading area since 1989. However, they did not want to spend public money on it.
Finding Tenants and Starting Construction
Before construction began, the supermarket chain Woolworths agreed to rent a large space for 20 years. This was for a supermarket in the retail part of the building.
The project was designed so that if not enough companies wanted office space, the office tower would not be built. Instead, it would be only a shopping center. But Western Australia's economy was growing fast. This meant there was very little empty office and shop space in Perth. Even though the rent was low, the developers had trouble finding a main company to rent the office tower. In October 2005, they decided to build the office tower anyway, even without a main tenant.
The old buildings on the Hay Street Mall side were emptied by January 2006. Demolition started in February 2006. The historic fronts of these buildings were kept and used in the new design. Demolition finished by April 2006. The building company Multiplex started construction by July 2006. By this time, the cost of the project had increased to A$250 million.
Securing Tenants and Completion
In March 2007, a Japanese oil and gas company called Inpex agreed to rent the top four floors for 10 years. Then, the National Australia Bank rented a large space and became the main tenant. This allowed the bank to move its main office. The bank also rented retail space for a new branch facing St Georges Terrace. They also got the right to put their name on the building. Apache Energy also rented space. Closer to the building's completion, other companies like NOPSA and Kellogg Brown & Root rented space. This meant 97% of the building was rented. Microsoft rented the last 3% of space after the building was finished.
During construction, ISPT bought out Axiom Properties' share of the project. The building's name was changed from "Century City" to "100 St Georges Terrace". The shopping area was named "enex100", which later became "enex perth". The new name was chosen to sound more modern. "enex100" was said to come from "enjoy and expect the unexpected".
The first part of the shopping center opened in December 2008. This included shops facing the Hay Street Mall. The second part opened later. It included the Woolworths supermarket, JB Hi-Fi, and a fancy food court. The Woolworths store opened on June 8, 2009. It was the 800th Woolworths store in Australia. The rest of the building was officially opened by John Hyde, a local politician.
In December 2009, the Greenhouse bar and restaurant opened at the front of the complex. It was designed by Joost Bakker. The building was made completely from recycled and reusable materials. It was built in just 14 days. The outside walls are covered with about 4000 strawberry plants. The inside walls are made of plywood and insulated with straw bales. The rooftop bar also has a garden and a worm farm.
Building Design
The building was designed by architects Hames Sharley. They also designed the Swan Bells belltower. The complex has an office tower facing St Georges Terrace with 19 office floors. It also has four floors for building equipment. Below these are three levels of shops between the Hay Street Mall and St Georges Terrace. There are also four underground floors for parking and building services. The shopping center's design was like suburban shopping centers, not like older city shopping arcades.
Before building started, the developers aimed for a 4.5-star Australian Building Greenhouse Rating. This meant the building would be very energy efficient. This added 10 percent to the building's cost. The developers said that getting a 5-star rating would be too expensive.
Each floor in the office building is very large, about 1765 square meters (18,998 square feet). They are described as having almost no columns and tall windows. The building has a total of 31,300 square meters (336,910 square feet) of office space for rent.
