181 Fremont is a very tall building in San Francisco, California. It is called a "mixed-use" skyscraper because it has both offices and homes inside. The building is 803-foot (245 m) tall.
It is located in the South of Market District. This area is next to the Transbay Transit Center. The building was designed by Heller Manus Architects. The Jay Paul Company owns and runs 181 Fremont. The office parts of the building are rented by Facebook. This is where their San Francisco office and Instagram division are located.
Building Design and Features
This tall, thin building was first planned by SKS Investments. It reaches 700 ft (210 m) to its roof. The building has 55 floors. These floors include both offices and homes. A decorative top part, called a parapet, goes up to 745 ft (227 m). A spire on top makes the total height 802.5 ft (244.6 m).
The lower 35 floors, from floor 3 to 38, are for offices. These floors have 432,000 sq ft (40,100 m2) of office space. The upper 16 floors, from floor 41 to 57, have 67 homes called condominiums. Floor 39 has special areas for people living in the building. It also has an outdoor terrace with two levels. The building has a direct path from its 7th floor to the park on top of the nearby Salesforce Transit Center.
When it was finished, 181 Fremont was the tallest mixed-use building in San Francisco. It was taller than the Millennium Tower. It was also the second-tallest building in the Western United States. In San Francisco, it was the third tallest building. Only the Transamerica Pyramid and the Salesforce Tower were taller. 181 Fremont is one of several new buildings in the San Francisco Transbay development area.
Building History
In 2007, SKS Investments first suggested building 181 Fremont Street. Their original idea was for a 66-floor skyscraper. It would have been 900-foot (274 m) tall. This first plan included 140 homes and 500,000 square feet (46,452 m2) of office space.
However, the developers made the building shorter. They needed to follow a height limit of 700-foot (213 m). This limit was set in the Transbay Center District Plan in 2012. Even with this change, the new height limit was twice as high as the old one. The building's design was approved in December 2012. After that, SKS Investments put the building site up for sale.
On March 29, 2013, the Jay Paul Company bought the development from SKS Investments. They announced they would start building right away. They expected to finish in the middle of 2015. According to Bloomberg magazine, the building would cost US$375 million to build. This amount included the cost of buying the land.
Workers started tearing down old buildings in August 2013. Construction of the new tower was expected to begin in November. The official groundbreaking ceremony happened on November 12, 2013. The luxury homes in the building were first named Park 181. Later, the name was changed to 181 Fremont Residences. The Jay Paul Company later said the building would cost US$500 million. They planned for it to open in early 2017. On September 20, 2017, news came out that Facebook would rent all the office space. This would be for a new San Francisco office.
