Building LUMINA: A History
Early Plans and Delays
The idea for LUMINA started a long time ago. It was first approved in September 2003. At the same time, another building, The Infinity, was also approved. Tishman Speyer decided to build The Infinity first. It was finished in 2009.
LUMINA, or 201 Folsom Street, was not built right away. Its building permits were going to expire. So, Tishman Speyer asked for more time in 2009. They got a three-year extension. The building's design was then changed by a company called Arquitectonica. In 2012, they received another 12-month extension.
Construction Begins
In February 2013, Tishman Speyer announced a new plan. They teamed up with a company from China called China Vanke. This partnership was called a "joint venture." China Vanke agreed to pay $175 million for 70% of the project. Tishman Speyer paid $75 million for the other 30%. The total cost of the project was $620 million. The rest of the money came from loans.
Tishman Speyer got the final building permits in May 2013. Construction officially started in June. A special ceremony took place on June 26, 2013. This is when the project was officially named LUMINA.
Towers and Completion
LUMINA has two main towers. The first tower, called 201 Folsom I, is at the corner of Folsom and Beale streets. It is 400 feet (122 meters) tall and has 42 stories. The second tower, 201 Folsom II, is along Main Street. It is 350 feet (107 meters) tall and has 37 stories.
Builders expected the construction to take about 23 months. People started moving into the new homes in August 2015.
