Regency Square is a large indoor shopping mall located near Richmond, Virginia. It is in Henrico County, Virginia, a place right outside the city. The mall first opened its doors in 1975.
Today, Regency Square has a food court where you can eat. It also has more than 60 different stores. However, it currently does not have any "anchor stores." Anchor stores are usually big department stores that attract many shoppers to a mall.
In the past, Regency Square had several major anchor stores. These included Macy's, Sears, and JCPenney. Forever 21 was also a big store there. All of these large stores have now closed their locations at Regency Square.

Mall History: From Opening to Today
Regency Square first opened on October 16, 1975. It was built by a developer named Leonard Farber. He worked with a local developer, E. Carlton Wilton.
Early Years and Changes
When the mall first opened, it had four main anchor stores. These were JCPenney, Sears, Miller & Rhoads, and Thalhimer's. For many years, the mall stayed mostly the same.
In 1987, a new food court was added. This gave shoppers more places to eat. Later, in the 1990s, some of the original anchor stores changed. Miller & Rhoads closed in 1990. Its spot was then taken over by a store called Hecht's. Two years later, Thalhimer's also became a Hecht's store. This meant the mall had two Hecht's locations.
New Owners and Updates
In 1991, the mall was sold to a company called Prudential. Then, in 1997, another company, Taubman Centers, bought Regency Square. They added a fun children's play area in 2003.
In 2012, Taubman Centers gave the mall back to its lender. This happened to avoid a legal process called foreclosure. A new company, Jones Lang LaSalle, started managing the mall.
In 2015, two local companies bought Regency Square. These were Thalhimer Realty Partners and The Rebkee Company. They paid $13.1 million for the mall. Their goal was to make the mall better and keep it focused on shopping.
Anchor Stores Close
Starting in 2016, many of the big anchor stores began to close.
- In 2016, both Macy's stores at Regency Square closed. This was part of a plan to close many Macy's stores across the country.
- In September 2017, Sears also closed its store. This left JCPenney as the only original anchor store still open.
- In September 2019, Forever 21 announced it would close its two-level store. This happened after the company filed for bankruptcy.
- Finally, on August 20, 2020, JCPenney announced its store would close in November 2020. This meant Regency Square no longer had any anchor stores.
Mall Renovations
Around the same time as the store closures, the mall began a big renovation project. In September 2017, an overpass near one of the mall's entrances was taken down. This was part of a $30 million plan to update the mall.
The renovation plans included removing a parking deck on the second story. This would make all the parking on one level. Also, a movie theater company, Regal Entertainment Group, was planned to move into the old Macy's spaces.
Mall Competition
Regency Square faced more competition from other malls starting in 2003. Two other large malls opened nearby that year. These were Short Pump Town Center and Stony Point Fashion Park. Stony Point Fashion Park was also owned by Taubman Centers at the time. This meant shoppers had more choices for where to go.
