Broadlands is a community in Loudoun County, Virginia, USA. It's called a 'census-designated place' (CDP) because the government tracks its population.
This area is a large, planned community. It covers about 1,500 acres. Van Metre Homes started building it in the 1990s. Broadlands was built on wetlands, which are areas of land covered by water. It's also a special place for animals! The National Wildlife Federation has named it a Community Wildlife Habitat.
In 2010, about 12,313 people lived here. Later, between 2012 and 2016, the population grew to about 13,872 people.
Broadlands Community Life
The Broadlands community is managed by Broadlands Association, Inc. This group is a homeowners association (HOA). An HOA helps manage and keep up shared areas in a neighborhood. It was started in 1995.
The HOA has a Board of Directors. This board is made up of nine people who live in Broadlands. Since 2009, the residents themselves have been in charge of the HOA. Most homes in Broadlands are owned by the people who live in them. About 85% of homes are owner-occupied. There are also two apartment complexes where people can rent homes.

Broadlands has several schools that are part of the Loudoun County Public Schools system. These schools include:

Where is Broadlands?
Broadlands is located in the eastern part of Loudoun County. You can find it right off the Dulles Greenway. This is a major road in the area. It's about halfway between Dulles International Airport and the town of Leesburg. Broadlands is also close to many company offices.
To the northeast of Broadlands is Ashburn. To the south, you'll find Brambleton.
If you drive from the center of Broadlands, it's about 33 miles to Washington DC. It's also only about 9.3 miles to the main part of Washington Dulles International Airport.
The total area of Broadlands is about 8.4 square kilometers. A small part of this area, about 0.04 square kilometers, is water. The community of Waxpool is also part of Broadlands. Most of the water in Broadlands flows east into Beaverdam Run. This stream then goes into Broad Run. Broad Run flows north and eventually joins the Potomac River. Some water in the western part of Broadlands flows west. It goes into Beaverdam Creek Reservoir, which then flows into Goose Creek. Goose Creek also flows north to the Potomac River.
